Pickstock Construction sucessfully delivered a mixed use Medical Centre development on a prominent brownfield site in Handsworth, on the edge of Birmingham City Centre, comprising 2973m² over three floors and an 82 space surface car park.
J-Ross Developments Ltd played an integral part in the successfull delivery of the Medical Centre for this important brownfield regeneration site, designated as an SRB6 Zone. This complex development required significant pre-application consultations with stakeholders at Birmingham City Council, in addition to the local interest groups prior to the submission of a detailed planning application.
Following this, land assembly was required and this consisted of piecing together over nine different land ownerships, bringing together 1.42 hectares (3.5 acres) of site area. This also involved negotiations with the landowners and efficiently resolving defect title issues and the removal of restrictive covenants on the site. The next stage was to successfully gain the provision of S.278 Agreement which would then allow the widening of the public highway as part of delivering the scheme.
The final phase in the scheme was putting in place the agreement and lease with Birmingham and Solihull Mental Health NHS Trust and Heart of Birmingham Primary Care Trust.
